30-Day New Home
Niche Game Plan
Simple. Focused. Repeatable.
Welcome to Your Game Plan
You showed up. That already puts you ahead of most agents in the market.
This 30-day plan isn't about doing everything — it's about doing the right things consistently. New construction is one of the most underserved niches in real estate, and the agents who win it aren't the most experienced. They're the most present.
Over the next 30 days, you'll build your brand around new homes, visit model home communities, develop real relationships with builder sales reps, and create content that positions you as the go-to new construction expert in your market.
Each week builds on the last. Don't skip ahead. Don't try to catch up on everything at once. Just take one focused week at a time — and trust that consistent action compounds into real results.
You don't need to be perfect. You just need to show up.
Week 1 is about laying the foundation that everything else is built on. You cannot build a niche without a clear identity, and you cannot claim authority without showing up. By the end of this week you will have a rewritten niche statement, an updated bio on every platform, and one model home visit under your belt — with notes.
- Refine your niche (who you serve + where)
- Update your bio and social profiles
- Write a social media post about what you learned about Mont Blanc / Highland Homes
- Visit 1–2 model homes (Tues–Fri)
- Schedule 1 sit-down with a builder — start with Highland Homes
- Start 3–5 conversations with your sphere about new construction
"Hey! I wanted to share something I'm seeing right now — builders are getting pretty aggressive with their promotions and incentives. I've been touring communities this week and some of the opportunities honestly surprised me. If you've ever been curious about new construction, I'd be happy to walk you through what this could open up for you."
"If you're at a stage where you're ready for a home that feels a little simpler… but still gives you space to enjoy it — this might be worth a look. I toured La Blanc with Highland Homes recently, and what stood out most wasn't just the homes — it was how peaceful everything felt. Larger homesites, a boutique quieter community, low-maintenance living with easy access to dining, medical, and major highways. If you've been thinking about simplifying your space without sacrificing comfort, I'd love to share more."
"The new construction market looks VERY different than it did a year ago. More options. More incentives. More flexibility for buyers. If you've been sitting on the sidelines, this might be the time to take another look. If you want a quick breakdown of what I'm seeing locally, I'm happy to share."
- Instagram bio rewritten with niche statement, specific audience, and hyper-local keywords
- First 80 characters of IG bio contain your most important keywords
- Google Business Profile fully completed with niche description and relocation service category
- LinkedIn headline and About section updated to match niche statement
- Zillow and Realtor.com profiles updated — NAP consistent across all platforms
Week 2 is about breadth. You have one community visit behind you — now you need comparison knowledge. Buyers choose between communities, and the agent who can articulate the differences with confidence is the one they trust. This week you also begin the systematic habit of following up, which compounds over 30 days into real pipeline.
- Visit 1–2 additional communities (Tues–Fri)
- Ask questions and learn buyer profiles at each community
- Share 1 educational post
- Share 1 builder incentive post
- Share 1 quick video or walkthrough
Utilize the Builder Boost Interactive Map and identify 8–10 communities in your niche geography. Write down their names. These become your 30-day community rotation.
- Highland Homes community visited — notes taken, questions asked
- Community 2 visited — comparison notes documented
- Community 3 visited — inventory and buyer profile noted
- Community 4 visited — referral process confirmed
- Direct contact (name, phone, email) for sales rep at each community
- Connected with each sales rep on Instagram and LinkedIn
- Thank-you follow-up sent to each sales rep within 2 hours of visit
- Builder Boost Book reviewed for all 4 communities
- Current inventory list pulled and saved for all communities
- Buyer need submitted through Builder Boost if applicable
By end of Week 2, you should have visited 2 communities, posted at least 6 pieces of content, and contacted 10+ sphere members personally. If you are behind — do not try to catch up on everything. Prioritize the community visit above all else. The relationship with the sales rep is the long-term asset.
Week 3 is where most agents give up on a new strategy. Don't. This is when the compounding begins — when sales reps start to remember your name, when the algorithm starts to categorize your account, when sphere members start to refer you because you've shown up consistently enough to be the person they think of. Push through Week 3 and Week 4 takes care of itself.
- Join the "Realtors and Builders Private Facebook Group" — introduce yourself
- Join a Builder Boost MISSION
- Introduce yourself to 3 builder sales reps
- Create 2–3 posts based on what you've learned this month
- 20+ pieces of content posted across the 30 days
- Take a selfie with a sales counselor you had a great visit with and post it
- At least 1 educational long-caption post (authority post) published
- Community-specific content posted for each community visited
- Specific Buyer Profile content posted based on your buyer avatar
- IG insights reviewed at end of each week
Week 4 is your culmination. By now you have at least 3 community visits behind you, a niche statement live on every platform, 15+ pieces of content posted, and real relationships forming with builder sales teams. Week 4 is about cementing this as a permanent system — not a 30-day project.
- Visit 1–2 more communities (Tues–Fri)
- Follow up with every builder you've met this month
- Share 1–2 additional posts
- Reconnect with anyone in your sphere who showed interest
- 1–2 model home visits
- 1–2 builder conversations
- 2–3 simple posts
- A few conversations with your sphere
- 20+ sphere members personally contacted about new construction focus
- At least 1 referral partner in another market connected
- Hot/Warm/Cold pipeline review completed in Week 4
- Month 2 community visits scheduled before Day 30
- Asked for at least 2 Google reviews from past clients
The 30-day plan ends.
The niche does not.
Revisit all 4 communities, add 2 new ones, and post content 4× per week.
First Builder Boost-connected transaction. At least 1 buyer in a community you visited.
Sales reps refer to you by name. You are who they call when an unrepresented buyer walks in.
"The agent who shows up consistently for 30 days becomes the agent the market remembers for 30 years."
Builder Boost gives you the tools. Showing up is on you.
