Thirty miles south of Austin, San Marcos is a booming suburb of the Austin area. Over 70,000 people live in the city limits but the sprawling area doesn’t lack for space between neighborhoods. Buyers can get the best of Texas Hill Country and city access, while also getting real estate they want (and can actually afford).

San Marcos Amenities

San Marcos, thanks to its size and popularity, has a number of features to boast. For one, buyers with families can get the best of two school districts: San Marcos C-ISD or Hays C-ISD. There’s also the Texas State University San Marcos campus, as well as Austin Community College nearby.

With one massive activity center and two local recreation centers, there’s an activity for everyone. There are over 15 neighborhood parks and five outdoor park areas to enjoy, too. The San Marcos River runs right through the downtown area, providing a great outdoor refuge for outdoorsy people and their families. There’s also a bustling area for breweries, wineries, and nightlife if you’re so inclined.

Residents can enjoy the farmer’s market in the downtown square every Saturday, as well as the many events that the city throws. Because of the city’s focus on community-centric activities, there is always something to do in the area. Check out the art galleries, visit historic spots, and enjoy local shops and dining – all without leaving the neighborhood!

One of the best features about living right off the I-35 corridor is quick access to all the “basics,” like H-E-B, Target, and even IKEA. Quick access to medical care is easy, from family practices and emergency rooms to the well-known Central Texas Medical Center.

On top of all of that, San Marcos buyers get access to the beautiful Texas Hill Country!

If you have buyers interested in San Marcos, there are many floor plan options from builders, ranging from townhouses, ranches, and multi-story homes. Price points are from the low $200s.
