San Antonio is growing and with a high demand for real estate, you can find new developments booming across the city.  A vast majority of that growth is outside Loop 1604.  But what about the families looking to live, work and play “inside the loop”?  San Antonio residents often refer to the city’s “inner” and “outer” loops marked by Loop 410 (inner loop) and Loop 1604 (outside loop).

Why Stay Inside the Loop?

If you’re on the hunt to find a centralized location for your new home buyers, looking inside the loop might be worth taking a look at.  Residents living inside Loop 1604 benefit from the prime location, both north and west of San Antonio proper.

Living inside the loop, whether in the North Central area or on closer to downtown, residents can benefit from the “three C’s”: convenience, cost of living and culture.

Convenience

Thanks to easy access to both 410 & Hwy 1604, people who live and work inside the loop can access pretty much any major highway. This means faster commute times to work, short drives to drop kids off at school and, of course, easy choices for dining, entertainment and shopping.

Residents have quick access to virtually anything they want to see off I-10, 281 or I-90. The Loop provides short drives to attractions like Six Flags Fiesta Texas or Sea World but residents also are only a short drive to parks like Hardberger Park, Brackenridge Park and so much more. People living inside Loop 1604 can be just a few minutes’ drive home from major employers as well.

While a daily trip into downtown San Antonio is easy and convenient, thanks to I-10 or 281, residents are finding they don’t have to sacrifice on yard space or even square footage when living inside the loop.  Families are also finding that these areas offer great options for schools, parks and play for their growing children, especially in the new home communities.

Cost of living

Because builders are recognizing the need for more homes in the San Antonio area, living inside the loop is becoming a hotspot for new development. And because of the diversity of needs, builders are offering a variety of floorplans, neighborhoods and – most importantly – price points. Some homes in Loop 1604 start in the low $100s, with the average new home builds starting in the $200s.

For homebuyers wanting to be closer to downtown, the starting price for a single-family home starts in the $300’s.

Culture

For many residents, the real charm of living inside the loop is cultural exposure. As you get closer to downtown, many residents will say the real “personality” of the city shines here. There a ton of activities that reflect the Hispanic culture of many of the residents, along with diverse food and shopping options.  Residents living near downtown can experience living a short drive or in some communities a short walk to local coffee shops, restaurants, boutiques and cultural attractions like The Witte Museum, The McNay and, The Pearl.

Families aren’t the only ones drawn to living inside the loop.  Niche.com ranked “Northeast inner loop” as one of 2017 Best Neighborhoods for Millennials in San Antonio.  Even neighborhoods like Alamo Heights, Olmos Park, Mahnke Park and Tobin Hill are adding new homes. This means home buyers can take advantage of established, beautiful communities – and get the brand new home of their dreams!
